An application by a natural person is based on the individual's legal identity and personal financial standing. This is the standard procedure for residential tenancies where the occupant is also the leaseholder. Definition: A human being acting in their own capacity. An application by a juristic person involves a legal entity—such as a Company, Trust, or Close Corporation—taking on the lease. In these cases, the entity is the tenant, even if a specific employee or director lives in the property. Definition: A non-human legal entity created by law that has its own rights and duties. Documentation Focus: Statutory documents (registration papers), proof of the entity’s trading address, and tax compliance status. Agent’s Role: To identify the "controlling mind" of the entity. This means confirming who is legally authorized to sign the application and ensuring the business’s financial records are provided in place of personal ones.
